The Daekyo Apartment in Yeouido has entered the stage of selecting a construction company.
The Daekyo Apartment reconstruction association announced on the 10th that it has issued a bid notice for the selection of a construction company for the maintenance project.
The Daekyo Apartment in Yeouido is a complex built in 1975, consisting of 576 units. Through reconstruction, it is expected to be transformed into a new apartment complex with 912 units across four buildings, featuring five underground floors and 49 above-ground floors. Various communal amenities and neighborhood facilities will also be developed to enhance the quality of residents' lives.
In particular, the compound cultural and sports center, which is a major contributed acceptance facility, is planned to have a total area of 11,000 square meters, including a 25-meter, six-lane swimming pool, a golf practice area, and a yoga studio, among other conveniences.
The Daekyo Apartment reconstruction association plans to create a 'sky community' that maximizes the advantages of its location along the Han River, incorporating a rooftop garden and a tea house where residents can enjoy panoramic views of the river. The total parking space will be 1,824 slots, providing about 2.0 spaces per household.
The estimated construction cost for this project is 11.2 million won per 3.3 square meters, the highest among the reconstruction complexes in Yeouido. Among the over 130 pages of the total construction company bid announcement, the 'performance requirement document' spans 80 pages. This document quantifies the standards for all processes, including materials, construction methods, quality standards, and post-construction management.
This performance requirement document was prepared internally by the association over approximately four months, utilizing separate personnel and budget. A representative from the Daekyo Apartment reconstruction association explained that it is a new residential quality standard featuring precision and effectiveness that surpasses the standards set by the Seoul Metropolitan Government. Detailed criteria for a total of 16 core items, including sound insulation, thermal insulation, air quality, waterproofing, and energy monitoring, were established and specified.
A representative from the association said, 'To derive a design that differentiates in appearance and user experience (UX), we are selecting an overseas design firm directly, with Heatherwick Studio and Group Zaha currently in competition as final candidates.' They added that 'the design outcome will be a creative and innovative form that is hard to find in other domestic reconstruction projects.'
