The Korea Land & Housing Corporation (LH) announced on the 30th that it has been selected as the preliminary project implementer for Gunpo Sanbon District 11, a leading area of the first new town. As a result, LH will participate as a preliminary project implementer in a total of three areas, including Bundang Mokryeon Village and Gunpo Sanbon District 9-2.

A leading area refers to the regions that are advancing reconstruction among the first new towns. In November of last year, a total of 15 locations were designated through a public offering for five basic local governments.

If the project promotion is carried out based on the maintenance plan for the residents' explanation meeting designated as a preliminary project implementer, a total of 3,239 new dwellings will be available: ▲Bundang Mokryeon will increase from 1,107 units to 2,226 units, ▲Sanbon 9-2 will increase from 1,862 units to 2,940 units, and ▲Sanbon 11 will increase from 2,758 units to 3,800 units.

To fully support the reorganization of the first new towns, LH opened future city support centers in five first new towns, including Goyang City, last year and is concentrating its efforts by establishing a dedicated organization called the 'New Town Maintenance Office' this year.

Following the designation as a preliminary project implementer, LH plans to sign a business agreement with area resident representatives next month and will embark on the process of establishing a special maintenance plan, aiming for 'special maintenance zone proposal and designation' within this year.

In addition, LH plans to continue close collaboration with local governments and resident representatives to establish development plans that satisfy resident demands while utilizing its experience, technology, and know-how in public maintenance projects, and to improve the quality of dwellings and living environments.

LH's public implementation maintenance method for leading areas allows for more stable and transparent project promotion through public participation capable of specialized project management. Additionally, it offers several advantages, including the application of lower financing rates compared to market interest rates and the calculation of fees excluding resident investment assets from their expense burden.

LH President Lee Han-jun said, 'By reorganizing the aging planned cities, we can improve the residential conditions of the old city and enhance the quality of life for residents, as well as expand housing supply in the metropolitan area. I will do my best to leverage our professional capabilities as a public developer to ensure the successful reorganization of the first new towns.'
