Hyundai E&C announced on the 23rd that it has secured the construction rights for the Guri Sutak-dong redevelopment project, valued at 2.8069 trillion won.
The Guri Sutak-dong redevelopment project association conducted a vote on the consortium of Hyundai E&C and POSCO E&C in a general meeting held on the 21st, confirming them as the construction company.
The Guri Sutak-dong redevelopment project is the largest project to date in terms of both the number of households and construction scale among single redevelopment projects.
The project site is located in Guri City, Sutak-dong, around 454-9, covering approximately 342,780 square meters. It will accommodate a total of 7,007 housing units across 27 buildings, from 4 underground floors to 49 above ground, along with community facilities. The construction period will last 53 months after the start of construction.
The Hyundai E&C consortium has branded this redevelopment project as the 'Mega City' project group. Combining 'mega,' which means 'extremely large,' and 'city,' it aims to establish a central city that will lead residential innovation in the eastern metropolitan area. The name of the complex will be finalized later.
The design of the complex involves global city designer JERDE. This marks the first time that an overseas design has been applied to a redevelopment project in Guri. Having designed landmarks in major cities around the world for over 50 years, JERDE has reflected a global-level master plan in exterior design, community, and landscaping. The plan includes the establishment of six sky communities, allowing for 360-degree views from heights of up to 171 meters.
All units are designed with two or three-sided open structures to allow views of major landscapes such as the Han River, Wangsukcheon, and Mangwusan. The ratio of medium to large units has been increased, and elements that enhance residential quality, such as pocket terraces and penthouses, have also been incorporated.
The complex is composed of four blocks. In the center connecting each block, a green space covering 145,200 square meters will be created, equivalent to four times the size of Gwanghwamun Square. The green space is designed to serve as a hub that injects vitality into the entire city by connecting the four blocks.
A 5.7 km long circular walking path that runs through the complex has been designed as a space for daily life in harmony with nature. The total design includes 5.7 km of walking paths, seven plazas, and eight resort-style theme gardens for play and relaxation.
With this winning bid for the Guri Sutak-dong project, Hyundai E&C has surpassed a total of 5 trillion won in urban renewal project contracts this year. The company plans to focus on securing contracts for key urban renewal projects such as MIA 9-2 district in the first half and Apgujeong 2 district and Seongsu 1 district in the second half.
A representative from Hyundai E&C noted, 'The Guri Sutak-dong redevelopment, the largest redevelopment project in the country's history, will serve as an opportunity to change the urban structure of the northeastern metropolitan area,' and added, 'We will do our best to provide pride to the members and clear future value to the region.'
