Game developer 111 Percent is set to establish a new base in Seongsu-dong, Seongdong-gu, Seoul.

According to the real estate industry on the 12th, 111 Percent has confirmed its transfer to a standalone office building of approximately 4,300 square meters near Yeon Mujang-gil in Seongsu-dong. It plans to lease the office in the second half of the year with advice from the commercial real estate firm NAI Korea.

This deal was advised by NAI Korea's Capital Markets Division. NAI Korea is expanding its portfolio not only by advising corporations on real estate acquisitions and sales for strategic investors (SIs) but also by providing investment consulting and asset consulting.

Prior to 111 Percent, NAI Korea attracted emblematic corporations such as Tesla Korea, KRAFTON, and ably to the Seongsu area. Recently, Seongsu-dong has gained attention as a zone where fashion, culture, arts, and business functions are combined. It has established itself as a preferred area for IT companies and luxury brands.

NAI Korea is being praised for leading the growth of the area by attracting prominent corporations based on its high understanding of the region.

This deal was led by Hong Seok-hyun, a director at NAI Korea. Director Hong is an existing member of NAI Korea who joined the Capital Market Division alongside CEO Choi In-jun in 2023, facilitating trillions of won in transactions related to data centers, office development projects, and physical assets.

He joined NAI Korea's Capital Market Division last January, successfully attracting strategic investors such as Hurom, UAMCO, Asia Property, Financial Settlement Agency, and SK D&D to projects like YK Building (Hana Asset Trust) in Yeoksam-dong, Jeongan Building (Eden Asset Management) in Seosomun, the WeWork Building in Samseong-dong (Hana Alternative Investment Asset Management), Seoul N Square (GRE Partners Asset Management), and a development site in Dohwa-dong.

Director Hong Seok-hyun of NAI Korea said, "The existing commercial real estate market often involves transactions among players with similar funding characteristics," while noting, "Recently, organic collaboration between financial investors, strategic investors, and high-net-worth individuals is required."

He further added, "NAI Korea is presenting a differentiated strategy based on the know-how accumulated through advising various stakeholders."
