This year, the average sale price of exclusive 84㎡ apartments nationwide has surpassed 700 million won, increasing by about 100 million won compared to last year.
According to Real Estate R114 on the 11th, the average sale price of exclusive 84㎡ apartments supplied nationwide from June of last year to May of this year was recorded at 772.35 million won.
This represents an increase of 94.96 million won compared to the same period last year, which was 677.38 million won.
By region, Seoul had the highest sale price at 1.76735 billion won.
Following are Jeju (886.25 million won), Busan (787.75 million won), Daegu (770.81 million won), Gyeonggi (707.5 million won), Daejeon (686 million won), and Incheon (677.58 million won).
The almost 100 million won increase in sale prices over the past year is primarily attributed to rising costs of construction materials such as cement, rebar, and ready-mixed concrete, as well as increased construction labor costs. The strengthening of noise regulations between floors and the zero-energy building certification system have also been analyzed as factors influencing the increase in sale prices.
Kwon Il, head of the research team at Real Estate Info, noted, "Recent sale prices are in an environment where they are structurally bound to rise, making it difficult to expect low sale prices as in the past," and added, "As we move into the second half of this year, there is a high possibility that complexes reflecting the increased construction costs will emerge, so for genuine buyers, it would be advantageous to expedite subscriptions."
