Last month, the nationwide apartment auction success rate reached its highest level in 2 years and 10 months. Analysts suggest that the influx of demand for apartments in Sejong City was influenced by anticipation regarding the transfer of the presidential office and the rapid establishment of the National Assembly's Sejong Hall.

According to the 'May 2025 Auction Trends Report' released on the 10th by GGAuction, a real estate auction and nationwide court auction specialized company, the nationwide apartment auction success rate recorded 87.8%, up 0.5 percentage points from the previous month (87.3%), marking the highest figure since July 2022 (90.6%). The number of auctions conducted was a total of 2,902, a decrease of about 9% compared to the previous month (3,175). The success rate was 38.7%, down 1.4 percentage points from last month (40.1%).

In particular, the success rate for apartments in Sejong City skyrocketed by 15.4 percentage points compared to the previous month (82.3%), pulling up the national average success rate. This is interpreted as a reflection of expectations regarding the transfer of the presidential office and the rapid establishment of the National Assembly's Sejong Hall. The average number of bidders remained stable at 8.7, similar to the previous month (8.8).

The number of apartment auctions conducted in Seoul was 252, down about 5% from the previous month (264). The success rate rose to 45.2%, an increase of 0.9 percentage points from last month (44.3%), and the success rate recorded 97.7%, up 0.5 percentage points from the previous month (97.2%), marking its highest level in about 3 years since June 2022 (110.0%).

In Incheon, the success rate remained stable at 35.4%, similar to the previous month (35.3%). The success rate showed an increase of 5.2 percentage points to 82.2% compared to the previous month.

In Gyeonggi Province, the success rate decreased by 2.1 percentage points to 45.5% compared to the previous month, while the success rate fell by 1.9 percentage points to 87.6%. The low success rate in Pyeongtaek, where there is a high volume of unsold units, remained in the 70% range, dragging down the overall average.

Among the five major cities in the provinces, Ulsan (87.2%) saw its success rate rise by 3.2 percentage points from the previous month (84.0%), and Daejeon (81.9%) increased by 0.9 percentage points from the previous month (81.0%), both showing an upward trend for two consecutive months. In contrast, Gwangju (81.5%) dropped by 1.4 percentage points compared to the previous month (82.9%), and Busan (78.2%) fell by 1.0 percentage points, remaining below the 80% mark for the eighth consecutive month. Daegu (82.8%) also decreased by 0.7 percentage points, breaking the recovery trend that had lasted for 4 months.

In the eight provincial areas, the success rate for apartments in North Jeolla (91.4%) increased by 8.5 percentage points compared to the previous month (82.9%). Following this, South Gyeongsang (80.5%) rose by 2.6 percentage points, surpassing the 80% mark for the first time in 10 months, while North Gyeongsang (80.5%) also ended with an increase of 0.4 percentage points. North Chungcheong (82.6%) recorded the same figure as the previous month, while Jeollanam-do (79.4%) decreased by 5.7 percentage points. In Jeju, 6 out of 16 conducted auctions were successful, resulting in a success rate of 79.7%.
