In the area of 232 Mok 2-dong, Yangcheon-gu, Seoul, a complex with 586 dwellings will be developed. The maintenance plan has been finalized about a year and six months after being selected as a candidate for the 'rapid integration planning.'
On the 5th, the Seoul Metropolitan Government announced that it has amended and approved the decision on the maintenance plan and designation of the maintenance area for the '232 Mok 2-dong dwelling maintenance-type redevelopment project' during the 9th Urban Planning Committee meeting held on the 4th.
The target area is a residential area with a mix of aging single-family and multi-family dwellings, characterized by narrow roads and many dead-end alleys, resulting in a poor walking environment. The problem of illegal parking was also serious, making the improvement of the living environment urgent. The Seoul Metropolitan Government selected this area as a candidate for rapid integration planning in December 2022, and established the maintenance plan reflecting the guidelines prepared in July last year.
This plan applied a business viability adjustment coefficient of 1.71 in accordance with the '2030 Urban and Residential Environment Maintenance Basic Plan,' easing the allowable floor area ratio from the previous 220% to 230%, thereby improving business viability. As a result, it is expected that a residential complex harmonized with nature will be created, consisting of eight 22-story buildings and a total of 586 dwellings (including 88 public dwellings).
In particular, to address the issue of pedestrian disconnection between east and west in a basin shape with a height difference of 15m, a complex and public walking passage that adapts to the terrain have been planned. The lower-level space utilizing the terrain level will be composed of shared community facilities to assist in enhancing the convenience of living. An open walking network connecting to the nearby Yongwangsan Neighborhood Park will be established to improve accessibility.
Choi Jin-seok, head of the Seoul Metropolitan Government’s Housing Office, noted, 'With this plan, we will improve aging dwelling areas and expand the supply of quality dwellings considering urban landscape and terrain,' and added, 'In the future, both the urban landscape of Mok-dong and the quality of housing are expected to improve.'
