With the launch of the new government, political uncertainty has been resolved, and in June, more than 26,000 households are expected to enter the market, the highest monthly figure this year.
According to a survey by Real Estate R114 on the 5th, 26,005 households (total households including rentals) are scheduled for sale nationwide in June. This is the largest amount for this year on a monthly basis. Compared to May (17,000 households) and June of last year (16,000 households), this represents an increase of 8,000 to 9,000 households.
Since the declaration of martial law on December 3 of last year until the impeachment ruling on April 4 of this year, domestic political uncertainty has escalated, causing significant delays in the housing supply schedule.
However, since the presidential election on the 3rd, as political uncertainty has been resolved, construction companies are beginning to release the previously delayed housing supplies. This month, a significant amount is expected to enter the market not only in the capital region but also in provincial areas compared to the past.
In June, the planned number of housing sales in the capital region totals 16,389 households. This represents a slight increase compared to May of this year (14,965 households) and more than double June of last year (7,053 households). Comparing the regional changes in supply based on June of last year, Seoul (339 → 677 households), Gyeonggi (5,253 → 14,050 households), and Incheon (1,461 → 1,662 households) all show an increase in supply. Gyeonggi accounts for 86% of the capital region's supply and 54% of the national supply.
Key planned housing complexes in the capital region include ▲ Daejeong Gangil Daesung Verhill in Sangil-dong, Gangdong-gu, Seoul (613 households), ▲ Harington Place Pungmu in Pungmu-dong, Gimpo City, Gyeonggi (1,769 households), ▲ Opus Hangang Switchen in Gocheon-eup, Gimpo City, Gyeonggi (1,029 households), and ▲ Geomdan Jungheung S-Class in Bulo-dong, Seo-gu, Incheon (1,010 households).
The planned housing supply in provincial areas for June is a total of 9,616 households, an increase of over 7,000 households compared to May (2,469 households). This is similar to the level of June last year (9,262 households). Among the provinces, Busan has a relatively high supply compared to other regions. The largest supply is in Busan (3,412 households), followed by Chungbuk (2,098 households) and Chungnam (1,238 households).
Major planned housing complexes in provincial areas include ▲ Sinbundang Deowei City Jeil Pungyeongchae in Jangseong-dong, Seowon-gu, Cheongju City, Chungbuk (1,448 households), ▲ Eco Delta City Prugio Tre Park in Gangdong-dong, Gangseo-gu, Busan (1,370 households), ▲ Asan Tangjeong Xi Central City in Tangjeong-myeon, Asan City, Chungnam (1,238 households), and ▲ Yangsan Jai Park Feliche in Pyeongsan-dong, Yangsan City, Gyeongnam (842 households).
Looking at the cumulative subscription competition rate across the country from January to May this year, the figures are as follows: ▲ Nationwide (8.39 to 1) ▲ Seoul (60.62 to 1) ▲ Capital Region (10.08 to 1) ▲ Provincial Areas (7.01 to 1), indicating a divided atmosphere between Seoul and regions outside of Seoul.
Yoon Ji-hae, head of the research lab at Real Estate R114, noted, "For fierce subscription results to be seen, as active demanders take out their subscription savings accounts, it’s essential to first resolve the issues of unsold dwellings in provincial areas," adding that "even this month, when the maximum monthly supply is expected, the subscription results are expected to be favorable primarily in the capital region, where there are relatively fewer unsold units."
