In June, over 26,000 apartments will be put up for sale across the country.
According to real estate platform Zigbang, the total number of apartments scheduled for sale in June nationwide is 26,407 units, which is an increase of about 39% compared to the same month last year (18,969 units). Of these, approximately 21,550 units are estimated to be offered for general sale.
By region, the metropolitan area has 13,865 units and the provinces have 12,542 units, with Gyeonggi Province accounting for 10,295 units. Seoul has 1,865 units, and Incheon has 1,705 units.
In the provinces, the distribution is as follows: ▲ Busan 4,552 units ▲ North Chungcheong 2,098 units ▲ Daegu 1,419 units ▲ South Gyeongsang 1,276 units ▲ South Chungcheong 1,238 units ▲ Gangwon 987 units ▲ Daejeon 509 units ▲ North Gyeongsang 463 units.
In the Gyeonggi area, large-scale sales around 1,000 units are concentrated. The 'Cluster Yongin Gyeongnam Honors Ville' in Yangji-myeon, Cheoin-gu of Yongin has 997 units, 'Goyang Janghang S1' in Janghang-dong, Ilsan-donggu of Goyang has 869 units, 'Brain City 6BL Rosé Vianno' in Jangan-dong, Pyeongtaek has 1,215 units, 'Opus Han River Switch' in Gochon-eup, Gimpo has 1,029 units, and 'Harrington Place Pungmu' in Pungmu-dong, Gimpo has 1,769 units.
In Seoul, only one complex, 'Jamsil L' in Sincheon-dong, Songpa-gu, is scheduled for sale in June. 'Jamsil L' is a complex reconstructed from the existing Jinju Apartments, with 219 of the total 1,865 units planned for general sale. In Incheon, 'Cheongna Peak One Prugio' (B1) in Cheongna-dong, Seo-gu is expected to supply 1,056 units.

In the provinces, 'Yangsan Jaguar Park Felice' in Pyeongsan-dong, Yangsan has 842 units, 'LEEL Iber Park Centum' in Jaesong-dong, Haeundae-gu, Busan has 2,070 units, 'Eco Delta City Prugio Tree Park' in Gangdong-dong, Gangseo-gu, Busan has 1,370 units, 'Asan Tangjeong Jaguar Central City' in Tangjeong-myeon, Asan has 1,238 units, and 'Seowon Sinbun Pyeong The Way City First Wind Scenic 1BL' in Seowon-gu, Cheongju has 1,448 units.
A representative from Zigbang noted, "The June sales market is expected to revolve around the metropolitan area and some metropolitan cities, with subscription trends also expected to maintain a certain level. In particular, the DSR phase 3 regulation, which will take effect in July, will apply from the down payment loan. However, since this is based on the recruitment announcement date, it will not apply to the June sale complexes, which may lead to selective interest from buyers prior to the implementation of the regulation."
They added, "The recent decision by the Bank of Korea to lower the base rate could act as a psychological positive factor for the market. However, since most group loans, such as intermediate payments, have interest rates fixed at the time of sale, there is a time lag in how this interest rate reduction is reflected in actual loan rates, so the perception of liquidity may be limited. Therefore, the demand for subscriptions is likely to continue in a selective manner, focusing on preferred locations such as the metropolitan area, rather than expanding sharply in a short period."
Meanwhile, the apartment sales market in May recorded a sales rate of 72%, with 12,402 units sold out of the planned supply of 17,176 units as of the 28th of last month.
The average subscription competition rate nationwide also increased to 14.8 to 1, more than three times higher than in April (4 to 1). The subscription competition rate for the private housing supply in 'Dongtan Forest Park Natural & Prugio' in Hwaseong City was the highest at 75.13 to 1, reflecting the high double-digit subscription rates recorded by major complexes in the metropolitan area.
