A total of 359 housing units, including 132 long-term lease dwellings 'Mirilnae House' for newlyweds, will be supplied near Ahyeon Station in Mapo District, Seoul.
On the 27th, the Seoul City held the 5th Urban Redevelopment Committee meeting and noted on the 28th that it approved the revision of the 'Buk-Ahyeon District 4 Redevelopment Promotion Area designation and redevelopment promotion plan.' This area was designated as a preserved management area during the 2008 decision on the Buk-Ahyeon redevelopment promotion plan.
As a result of this review, it has been decided to establish 359 housing units of up to 30 stories with a floor area ratio of 548.89%. This includes 132 lease dwellings such as 'Mirilnae House' for newlyweds.
To promote the supply of long-term lease dwellings, Seoul City has relaxed the floor area ratio to 600% within 250 meters of Ahyeon Station, in accordance with the 'Seoul City Metropolitan Area Long-Term Lease Dwelling Supply and Support Local Government Ordinance' and others.
It was also planned to mix rental and sale housing to create harmony. Plans for contributed acceptance of facilities such as daycare centers and medical facilities for the elderly are included, and social welfare facilities are expected to be established.
Choi Jin-seok, Deputy Minister of Housing at Seoul City, said, 'With this decision, the residential environment around Ahyeon Station will improve, and welfare facilities will be expanded, enhancing the quality of life for residents,' and added, 'We will continue to supply long-term lease dwellings in preferred areas to support the citizens' housing stability.'
The day before, the committee also conditionally approved the 'Sangbong 9 Redevelopment Promotion Area redevelopment promotion plan' for the area around 83-1 Sangbong-dong, Jungnang-gu. To newly develop the Sangbong Terminal in Jungnang-gu as a representative multi-cultural facility in the northeastern region, Seoul City plans to change the 'Passenger Car Terminal and Public Office' previously designated as contributed acceptance facilities in the Sangbong 9 district to cultural facilities.
The Sangbong Terminal applied for closure due to a decrease in passenger numbers, and Seoul City approved it in December 2023. Subsequently, Seoul City and Jungnang-gu agreed to transform it into cultural facilities.
The site has been developed as a mixed-use complex combining residential, commercial, and cultural spaces since it was designated as Sangbong 9 Redevelopment Promotion Area on April 16, 2015. Currently, five mixed-use buildings of 49 stories with a total floor area of approximately 290,000 square meters are under construction, with 999 housing units and 308 officetels planned to be supplied. The lower floors will include sales and cultural facilities for residents to freely use.
In particular, according to the amendment plan, a large-scale cultural facility with exhibition space, convention (public ceremony hall), etc., will be established at 83-3 Sangbong-dong, with 4 above ground and 3 below ground, covering a total area of 5,560 square meters. It is aimed for completion in May 2029, along with the mixed-use complex.
The Sangbong Terminal, currently operating at a temporary station on Sangbong-ro, plans to continue operating the intercity bus to Wonju after creating a bus bay following the project's completion.
The Deputy Minister said, 'We expect that a cultural facility that all residents can enjoy will be created, contributing to making 'Cultural Flowing Jungnang' and 'Charming Special City Seoul.'
