The Samik Green Mansion 2 (hereafter referred to as Samik Green 2) in Myungil-dong, Gangdong District, Seoul, is pushing for a reconstruction of 3,353 apartment units in a maximum of 40 stories. Once the maintenance plan is finalized, it will once again create a large complex of over 3,000 units in Gangdong District, following the nearby Olympic Park Foreon, Goduk Gracium, and Goduk Artaeon.

According to the construction industry on the 23rd, Gangdong District is conducting a public review of the 'Samik Green 2 Apartment Housing Reconstruction Maintenance Project Maintenance Plan Decision and Maintenance Area Designation and District Unit Plan Change Decision (Proposal)' from June 21 to June 25.

Completed in December 1983, Samik Green 2 is a complex of 2,400 units consisting of 18 buildings and 2 commercial buildings, built on a 14,8985.0㎡ area in Myungil-dong, Gangdong District. It is close to Myungil Station and Goduk Station on Line 5 of Seoul’s subway, and there are also nearby schools such as Gomyung Elementary, Myungwon Elementary, Myungil Elementary, and Baejae Middle and High School. It is adjacent to Myungsung Church, affiliated with the Presbyterian Church of Korea.

According to the announced maintenance plan, there are plans to build a maximum of 3,353 units in 40 stories with a site utilization rate of 248.21% and associated public facilities. Even excluding member quantities, there will be an increase of 953 units (including 348 public housing units).

By exclusive area, there are ▲ 852 units under 60㎡ (including 276 public housing units) ▲ 1,996 units between 60~85㎡ (including 72 public housing units) ▲ 505 units over 85㎡.

The plan to acquire the parking lot of Myungsung Church, adjacent to this apartment complex, to develop a children's park (4,762.0㎡) has been excluded from the maintenance plan. A Gangdong District official noted, "It is the church's property, and negotiations did not occur because they did not wish to sell."

The association estimates the total project cost to be 1.8575 trillion won. Converted per 3.3㎡, that amounts to 888,000 won.

The estimated additional contribution fee for members, considering the previously estimated asset value and rights value, has also been presented. It is estimated that a member holding the standard dwelling size of 84.76㎡ will have to pay a contribution fee of 264.54 million won to receive a unit of the same size, 84.95㎡. Similarly, a member with a unit of 66.87㎡ (27-pyeong) must pay a contribution fee of 250.14 million won to receive a unit of 74.95㎡ (31-pyeong). Kim Je-kyung, head of Tumi Real Estate Consulting, said, "While the project's feasibility is generally positive at this point, given the trend of construction cost increases, there is a possibility that contribution fees may rise further."

The construction industry anticipates that Gangdong District will apply for maintenance area designation to the city of Seoul within this year, followed by obtaining project approval, and will begin selecting a construction company by next year. A construction company official remarked, "It is still at the level of reviewing project feasibility, so it is uncertain which construction company will seek to secure construction rights."

Gangdong District stated, "The site in question (Samik Green 2) is located at the intersection of Goduk Road, Myungil Road, Gucheonmyeon Road, and Goduk Road 46, serving as an entry point for Seoul from Guri City to the north and Hanam City to the east." It further noted, "It is the last reconstruction project in the Amsa and Myungil apartment district and an important area that connects major streets and transit hubs to residential areas." The Amsa and Myungil apartment district is one of the reconstruction district unit plans within Gangdong District; it includes completed reconstructions such as the Gangdong Lotte Castle First (formerly Gangdong City Young 1), Prior Palace (formerly Gangdong City Young 2), and Raemian Solvenue (formerly Samik Green Mansion 1).

Gangdong District has many large complexes with over 3,000 units. The Olympic Park Foreon, which was reconstructed from the nearby Dunchon Jugong Apartment in Gangdong District, has been developed into a maximum of 12,032 units, making it the largest apartment complex in the country. There are also Goduk Gracium (4,932 units), which was reconstructed from Goduk Jugong Complex 2, and Goduk Artaeon (4,066 units), which was reconstructed from Goduk Jugong Complex 3.
