Korea Land and Housing Corporation (LH) announced on the 21st that it will supply 123 plots of land for detached houses (combined with shops and residential use) and 2 plots for community facilities within the Guri Galmae Station District.
The Guri Galmae Station District is a public housing area being developed on approximately 79,739.2 square meters in Galmae-dong, Guri City, adjacent to Seoul. It is attracting attention as a key residential area in the northeastern part of the metropolitan area due to its excellent location and transportation accessibility.
In particular, the plots available this time are in a 'double station area' location that allows walking access to the planned Metropolitan Express Transit (GTX)-B line and the Gyeongchun Line's Galmae and Byeollae stations. With the opening of the GTX-B line, travel to Seoul Station and Samsung Station will be possible within 30 minutes.
A total of 125 plots will be supplied this time, covering an area of 32,130 square meters. The total amount is 132.8 billion won. Specifically, it includes ▲ 78 plots for detached houses (combined with shops) (19,744 square meters; 88.4 billion won) ▲ 45 plots for detached houses (residential use) (11,093 square meters; 38.3 billion won) ▲ 2 plots for community facilities (1,293 square meters; 6.1 billion won).
The plots for detached houses (residential use) will be supplied through a lottery system. The detached houses (combined with shops) and community facilities will be allocated through competitive bidding. The supply prices per plot are ▲ 11 million won per 3.3 square meters for the detached houses (residential use) ▲ about 14 million won per 3.3 square meters for detached houses (combined with shops) ▲ about 15 million won per 3.3 square meters for community facilities.
To alleviate the initial financial burden on construction companies, LH will apply a 5-year interest-free partitioning payment plan to the land for detached houses. Community facilities will be under a 4-year interest-free partitioning payment condition. A 5% discount will also be provided for advance payments.
Applications will be accepted over three days from the 16th to the 18th of next month. The lottery and opening of bids will take place at 5 p.m. on the 18th, with the announcement of winners at 6 p.m. The contract will be signed from the 25th to the 27th.
An LH official noted, "The Guri Galmae Station District not only has excellent accessibility to downtown Seoul through the GTX-B line (planned), Gyeongchun Line's Galmae and Byeollae stations, but it is also well-equipped with residential infrastructure including schools, parks, and large supermarkets, making it a region of high interest for actual users like newlywed couples. We hope for great interest as various benefits such as interest-free installments and advance payment discounts are being offered."
