According to the Korea Real Estate Board's weekly apartment price trends on the 17th, as of the 5th, the sales price of apartments in provincial areas decreased by 0.03% compared to the previous week. The rental price also dropped by 0.01%. In contrast, Cheongju showed a sales price increase of 0.07% and a rental price increase of 0.05%. Ulsan recorded a stable sales price (0%), but the rental price rose by 0.05%. Ulsan is the only metropolitan city that recorded an overall price increase this year, with a cumulative rise of 0.11%.
Yongin also led the upward trend with a 0.04% increase, including a 0.17% rise in Suji District. The rental price also rose by 0.06%.
Cheongju aims to create 145,000 jobs by 2030 and designated the Ochang Science and Industrial Complex as a specialized area for secondary batteries in 2023, beginning the construction of related infrastructure. Additionally, the Ministry of Trade, Industry and Energy has consistently invested in the construction of a battery industry support center in the Cheongju secondary battery specialized complex.
Recently, as unsold properties accumulate in provincial areas, raising concerns about a worsening market, these regions have shown strength in the supply market as well. The area with the highest subscription competition ratio in the province from January to April this year was "Cheongju Technopolis Heartrium The Metro" within Cheongju Technopolis. Excluding special supply for 313 households, 14,480 applications were received, recording an average competition ratio of 46.26 to 1.
An official from A real estate agency in GaGyeong-dong, Heungdeok District, Cheongju, stated, "Cheongju has major production factories for companies like SK hynix and LG H&H, so priority consumers have purchasing power," and noted, "Although the recent selling prices have increased somewhat, inquiries continue to come in. In particular, the recent sales in popular areas such as GaGyeong-dong and Technopolis had a greater impact."
The shipbuilding industry is expected to rise in Korea due to global situations such as the U.S.-China conflict, affecting Ulsan, a representative city of the shipbuilding industry. Yongin is gaining attention as a "semiconductor specialty city." It is the site of a planned advanced system semiconductor national industrial complex where Samsung Electronics is investing 360 trillion won, and the first production line of SK hynix within the Yongin Semiconductor Cluster, located in the vicinity of WonSam-myeon, Cheoin District, began construction in February this year.
