A 26-story office building will be built on the site of the old Seoul Theater.

According to the city of Seoul on the 16th, the city held the 4th Integrated Review Committee for Maintenance Projects the previous day and approved various review proposals for three projects: the urban maintenance-type redevelopment project for the 7-1 district of Namdaemun, the newly proposed urban maintenance-type redevelopment project for the 3rd district of Gwanseong-dong, and the housing redevelopment project for the No. 4 Noryangjin Redevelopment Promotion Zone.

The 'urban maintenance-type redevelopment project for Gwanseong-dong, Zone 3' is a project to redevelop the site of the old Seoul Theater. An 8-story underground and 26-story office building will be constructed here. To commemorate the Seoul Theater, which was a representative theater of the past Theater Street, the old Seoul Theater sign will be recreated at this site. A monument will be erected, and an outdoor plaza will be provided where past films will be screened through a media screen.

The 'Common Plaza' near Namdaemun Market in Jung-gu, Seoul, will be developed as a long-term private rental housing project with a scale of 7 underground to 29 above ground. It will supply 299 dwellings for one-person households, such as young professionals, as well as 54 officetels. A tourist accommodation facility (140 rooms) for visitors seeking local attractions, including Namsan and Sungnyemun, will also be introduced.

In this review, the city of Seoul applied the 'Regulatory Reform No. 4,' conducting the first 'integrated review of the firefighting sector,' which includes the firefighting authority along with the existing seven fields related to construction, landscape, and traffic concerning business implementation plan approval. A firefighting expert participated in the review to establish an efficient architectural plan that includes firefighting standards. The project entities are expected to be relieved of the inconvenience of having to go through complicated review procedures again.

The housing maintenance-type redevelopment project in the No. 4 Noryangjin Redevelopment Promotion Zone (area of 227-121 Noryangjin-dong, Dongjak-gu) is located near Noryangjin Station on subway lines 1 and 9 and Jangseungbaegi Station on line 7. Here, eight buildings of dwellings (35 stories, 824 households) and sports facilities (contributed acceptance) are scheduled to be built. The target site is currently undergoing demolition. With the approval of this integrated review, it is expected to begin construction next year after going through the change of business implementation plan approval.

Choi Jin-seok, head of the Housing Office of Seoul, said, 'With the passage of this integrated review, the aging environment in the city will be transformed into high-quality office and dwelling complexes,' and noted, 'We will continue to focus on activating the region and enhancing the quality of life for citizens through speedy integrated reviews.'
