In the metropolitan area, where demand and development issues are concentrated, and in Sejong City, which has policy benefits, the nationwide apartment prices continued to rise.
According to Real Estate R114 on the 9th, the nationwide apartment sales prices in the second week of this month increased by 0.22% compared to last week. The surge is greater than the previous week's increase of 0.18%.
Seoul increased by 0.38%, leading the price rise in the metropolitan area (0.25%). In contrast, the Gyeonggi-Incheon area, excluding Seoul, showed a fluctuation rate of 0.09%. The five major cities recorded 0.04%, while other regions noted 0.29%. Among the 17 cities and provinces nationwide, 14 saw price increases while 3 experienced declines, marking a predominance of rising areas.
In individual regions, Sejong (1.09%) and Seoul (0.38%) saw significant increases, while Jeollanam-do (-0.09%), Daejeon (-0.07%), and Jeju (-0.01%) registered declines.
The nationwide apartment rental prices rose by 0.04%, turning around from a decline of 0.32% the previous week. In Seoul, the increase was 0.07%, in the metropolitan area it was 0.06%, in Gyeonggi-Incheon it was 0.04%, while the five major cities recorded a decrease of -0.02% and other regions noted a slight increase of 0.02%. Among the 17 cities and provinces nationwide, 11 areas rose while 6 experienced declines, indicating a predominance of rising regions.
Real Estate R114 noted, "As the polarization phenomenon in real estate policies and systems continues, regional price movements are observed quite differently. The demand and development issues concentrated in Seoul and the metropolitan area, or the policy benefits in Sejong City, clearly confirm a rising trend, while many local metropolitan cities and other areas either show mild stability or decline."
It further stated, "Due to this atmosphere, in May during the peak spring season, the planned housing supply of 23,000 units is concentrated in the metropolitan area with 17,000 units, indicating that construction companies are selectively launching their sales mainly in regions with relatively low concerns about unsold units. Given that the current polarization phenomenon appears to be solidifying beyond a temporary level, the likelihood of the metropolitan area's warmth spreading quickly to local areas is deemed low."
