Rehabilitation and reconstruction cooperatives are focusing on increasing the consolidation between apartment complexes and subway stations. This is because if an apartment complex is directly connected to a subway station, known as 'super station zone,' it guarantees an increase in the value of the apartments in the future.

According to the maintenance industry on the 1st, the city management plan change proposal to install a passage connecting commercial facilities within the 'LEEL' complex under reconstruction in Jamsil, Songpa District, with the underground pedestrian passage located at the Songpa District Office intersection, received approval from the Songpa District Office on the 24th of last month. As a result, movement from the commercial facilities of the LEEL complex to Jamsil Station will be possible via the underground passage.

The district office explained that the reason for the plan change is to install a connection passage so that residents of the Jamsil Misung and Chrobak apartments, which are slated for reconstruction, and commercial facility users can easily access the underground pedestrian passage at the Songpa District Office intersection.

A district office official noted, “As the commercial facilities are connected to the underground passage, part of the route is connected through the public parking lot to the station,” adding, “During parking lot operation hours, it is possible to move to the station via the underground passage.”

Upon the announcement of this decision by the district office, the Jamsil Misung and Chrobak reconstruction cooperative expressed its intention to proceed with construction without setbacks.

Newly constructed apartments that are entering the market through reconstruction or redevelopment, like the LEEL, are expanding their efforts to establish direct connections with subway stations beyond the station area. Apartment complexes with direct passages to subway stations are geographically limited, thus they have a higher potential for value appreciation in the future.

According to Real Estate Info, based on the price data from KB Kookmin Bank, an analysis of the prices of 62 super station zone complexes near subway stations in Seoul, Busan, and Daegu showed that the average price has increased by 47.1% over the past five years (April 2020 to April 2025). The prices of super station zone apartments in Seoul surged by 50.0% during this period, while those in Busan and Daegu rose by 30.8% and 12.4%, respectively.

Super station zone apartments have shown a significantly higher rate of price increase compared to the average apartment prices in the same areas. The price increase rate of other apartments in Seoul compared to super station zone complexes was 13.3 percentage points lower. The super station zone apartment complexes in Busan and Daegu also had higher price increases of 6.6 percentage points and 7.3 percentage points compared to the average in their respective areas.

For these reasons, the number of newly constructed apartments with direct passages to stations is increasing, not only at the LEEL but also elsewhere. Olympic Park Foreon in Dunchon-dong, Gangdong District, is directly connected to Subway Line 9 at Dunchon Oryun Station. The 'Maple Zig' complex, located in Jamwon-dong, Seocho District, also has direct access to Subway Line 3 at Jamwon Station. Meanwhile, Raemian Won Bailey in Banpo-dong, Seocho District, connects to the high-speed bus terminal station via Lines 3, 7, and 9.

An official in the maintenance industry stated, “Super station zone apartments with high convenience continue to show strength,” adding, “As superseding the station area, super station zones linked directly to the station serve as a premium, resulting in many projects to connect commercial facilities within the complexes to the station.”
