The Korea Land and Housing Corporation (LH) received applications for 3,536 dwellings from 58 companies for the purchase of unsold apartments after local completion.
LH noted that, following the government's measures to supplement regional construction activity on Feb. 19, it received applications for the purchase of unsold dwellings from April 1 for one month, which it announced on the 30th.
By region, the highest number of applications came from Busan, where 11 companies requested to purchase 783 unsold dwellings. This was followed by ▲Gyeongbuk 564 dwellings (5 companies) ▲Gyeongnam 531 dwellings (6 companies) ▲Chungnam 383 dwellings (5 companies) ▲Daegu 286 dwellings (9 companies) ▲Jeonnam 252 dwellings (7 companies) ▲Chungbuk 145 dwellings (2 companies) ▲Jeonbuk 124 dwellings (2 companies) ▲Gangwon 110 dwellings (2 companies).
In terms of area, applications were made for 3,124 dwellings ranging from 60 to 85㎡. Dwellings under 60㎡ accounted for 412.
LH plans to review documents and conduct on-site inspections of the applied dwellings starting in May, with the aim of screening eligible dwellings through a purchase review in June.
Dwellings that pass the purchase review will undergo a verification process for the proposed sale price. LH will examine whether the proposed sale price is within the purchase ceiling after conducting a separate appraisal. The proposed sale price will be calculated as 83% of the appraised value, reflecting an adjustment rate in the range of -4% to 2% depending on the unsold period. Dwellings that pass the purchase review will be excluded from consideration if their proposed sale price exceeds the purchase ceiling.
LH plans to conduct defect inspections on the selected dwellings after July and sign purchase contracts.
LH intends to select quality dwellings through a fair and systematic purchase review. To prevent vacancies after purchase, it will form a purchase review committee including external experts and conduct demand assessment procedures.
