The 'Baeksamaeul' in Junggye-dong, Nowon-gu, Seoul, will be developed into a complex of 3,178 dwellings. Established in the late 1960s as a settlement for displaced residents, it is one of the last hillside neighborhoods in Seoul.
On the 24th, the Seoul Metropolitan Government held the 3rd integrated review committee for the maintenance project and said it passed review proposals for four project implementation plans: ▲ Junggye-dong housing redevelopment maintenance project (amendment) ▲ Mapo-ro 4 District 1 urban maintenance type redevelopment project (new) ▲ Gwan Soo-dong District 8 urban maintenance type redevelopment project (new) ▲ Shinan Villa reconstruction maintenance project (new).
Baeksamaeul was formed in the late 1960s when displaced residents moved collectively to the slopes of Bulamsan due to urban development in downtown Seoul. The development restriction zone was lifted in 2008, and it was designated as a housing redevelopment maintenance area in 2009. However, during the project, the then implementer Korea Land and Housing Corporation abandoned the project, leading to several challenges that residents and the Seoul government resolved, resulting in the establishment of an integrated maintenance plan. Construction is planned to start in the second half of this year, aiming for project completion in the first half of 2029, with an active push for housing supply.
The Seoul Metropolitan Government integrated reviews of the area concerning the natural environment of Bulamsan and related conditions in 'maintenance planning (amendment), architecture, scenery, traffic, education, parks, and disaster sectors.' A nature-friendly complex consisting of 26 apartment buildings, ranging from 4 underground floors to 35 above-ground floors, with a total of 3,178 dwellings will be built.
The area has been established as an educational environment with academic facilities and school districts, represented by the Bank intersection academy district, which is about a 15-minute walk away. Once the project is completed, it is expected to undergo a groundbreaking transformation into a luxury residential complex harmonizing with Bulamsan Neighborhood Park, alongside the planned construction of a light rail line that will improve transportation conditions, allowing access to Wangsimni in about 20 minutes.
The Mapo-ro 4 District 1 ( Buk Ahyeon-dong, Seodaemun-gu, 876) is located between Chungjeongno Station and Ahyeon Station on the Seoul Subway. The redevelopment project will consist of apartments, officetels, and more, with a scale of 5 underground floors and 23 above-ground floors.
The Gwan Soo-dong District 8 urban maintenance type redevelopment project (Jongno-gu, Gwan Soo-dong, 129-1) is leading the urban maintenance type redevelopment area located between Jongno 3-ga Station and Cheonggyecheon. It is expected to be developed into a business facility with 9 underground floors and 25 above-ground floors.
The Shinan Villa reconstruction maintenance project (Magok-dong, Gangseo-gu, 327-53) is being carried out near the Magok district. It will create a total of 365 dwellings across 8 buildings (15 floors). There are also plans to secure a self-support center (contributed acceptance) that contributes to job creation.
Choi Jin-seok, Director of the Housing Division of the Seoul Metropolitan Government, noted, 'This integrated review for improving large-scale residential environments and revitalizing urban areas will serve as a representative example that contributes to enhancing citizens' quality of life through the establishment of efficient architectural plans considering local conditions, improvement of living environments in large aging complexes, and securing public interest.' He also stated, 'Starting in the first half of the year, Seoul will ensure citizens' housing stability through prompt administrative support and regulatory reforms linked to the expansion of integrated review targets that are being proactively implemented.'
