“I came to see this new apartment complex with over 2,000 units right in front of the Sangkong Station on Subway Line 7 because I want to move in with my family.” (Kim, a resident in his 40s from Cheongcheon-dong, Bupyeong-gu, Incheon)
After exiting from exit 3 of Sangkong Station on Subway Line 7 at 11 a.m. on the 18th, I walked for about 1 minute towards the direction of the 'Harrington Square Sangkong Station' model house located at 88-28 Sangkong 1-dong, Bupyeong-gu, Incheon, and saw people gathered on the narrow sidewalk forming a long line.
After walking for about another minute, I could see the model house of the complex. A large crowd was forming a winding line to look at this model house.
Harrington Square Sangkong Station is a new apartment being built with a scale of up to 45 floors and 2,475 units through the 'Sangkong Redevelopment' maintenance project redeveloping the area of 87-903 Sangkong 1-dong, Bupyeong-gu, Incheon. It plans to offer 1,248 units for general sale, excluding 1,177 units for union members. The construction will be handled by Hyosung Heavy Industries and ChinHung International.
Those who visited the model house that day all echoed that the location of the complex greatly influenced their interest in the subscription.
Harrington Square Sangkong Station is a super-prime location situated about 150m in a straight line from Sangkong Station on Subway Line 7. It takes about 30 minutes to travel from Sangkong Station to Gasan Digital Complex Station and within an hour to Gangnam. The complex is also close to Bupyeong Station, which is a transfer station for the Gyeonggi Urban Rapid Transit Line (GTX) B line, set to begin construction in the Incheon area by the end of next month.
Visitors included families such as those with children, newlyweds, and middle-aged couples, as well as individuals interested in investing in apartments, such as friends and colleagues.
Kim, a man in his 40s who visited the model house with his sister holding a baby, said, “I live in 'e-Pyeonhan Sangsang Hills', which was completed two years ago in the same neighborhood, and I came to see the Harrington Square Sangkong Station because I heard that more than 2,000 units are being built right in front of Sangkong Station,” adding that “many residents in my apartment want to move here because the subway station is so close.”
Cho, a man in his 60s who visited the model house with his daughter, said, “I have lived in Cheongcheon-dong, where the complex is being built, for decades, and I have a strong desire to live in a new dwelling,” adding that “my family consists of four, and I plan to carefully check what dwelling types are available before applying.”
Moon, a woman in her 40s who came to see the model house with her husband, said, “I came to see the model house for investment purposes because I was told that I only need to pay 5% as a down payment when receiving a contract for the complex,” adding that “since the complex is at the super-prime location of Sangkong Station on Line 7, I think there will be many actual users with jobs in Gasan Digital Complex and Guro Digital Complex, and I want to apply for an area of 59–84 square meters.”
On the other hand, visitors noted that the sale price for the 84 square meter units in the complex was somewhat high at around 800 million won compared to nearby complexes.
The exclusive sale rights for an 84 square meter apartment at 'e-Pyeonhan Sangsang Hills', which is 1km away from Harrington Square Sangkong Station and has been occupied for three years, were sold for 669.5 million won in December last year and January this year, respectively. The same area occupancy rights for 'Hillstate Xi Gyeonggi', considered the main apartment in the neighboring Jangjeon-dong, were traded for 760 million to 780 million won between April and May this year.
Kim, a man in his 40s, said, “The sale price for the 84 square meters is around 820 million to 850 million won, which seems a bit expensive compared to the new apartments nearby,” adding that “the exclusive area of 59 square meters is set slightly lower at around 400 million to 430 million won, so competition for subscriptions will likely be fierce.”
A representative from the complex noted that the service area for exclusive 84 square meter units is typically around 26–33 square meters, but in the case of Harrington Square Sangkong Station, it is emphasized that it is wider at 42–48 square meters.
Seo Kyung-min, a director at Seven Partners, said, “From the standpoint of the exclusive area, one might think that the sale price for this complex’s 84 square meter units is high compared to nearby apartments,” but added, “When calculating the usable area, including balconies and service areas, it is appropriate to compare it with the exclusive 132 square meter units in nearby complexes.”
Residents can walk to Sangkong Elementary School and the integrated kindergarten without crossing streets. Sangkong Middle School, Cheongcheon Middle School, Sail High School, Incheon Foreign Language High School, and Myungsin Girls' High School are also within walking distance.
The surrounding living conditions are steadily improving. Maintenance projects are underway in various areas, including Sangkong District 6, Hanyang Apartments Complex 2, and Sangkong District 3. The area is expected to transform into a new residential town of over 15,000 units. The 3rd Supply Unit and the Bupyeong U.S. Military Base (Camp Market) site are also set to be developed into parks and green spaces.
In the landscaping part of the complex, the GSS (Green Space Solution) team of Samsung C&T's resort sector is responsible for specialized landscape design and construction. It will apply modern landscape design and provide water facilities such as decorative ponds along the boulevard and a tea house. A theme playground reminiscent of Everland, called 'Monkey Valley', will also be created for children.
The subscription schedule will begin with special supplies on the 21st of this month on the Korea Real Estate Board subscription home, followed by first priority on the 22nd and second priority on the 23rd. The winners of the subscriptions will be announced on the 29th. The official contracts are planned to be conducted from May 12-16.
