The Eunma Apartment in Daechi-dong, Seoul, which has been promoting redevelopment for 30 years, will be reborn with a maximum of 49 floors and 5,962 units. The association aims to obtain project implementation approval within the year after passing the rapid integration planning combined review.
According to the Gangnam District Office and others on the 16th, the Eunma Apartment will display the revised maintenance plan from the 18th to the 21st of next month and hold a residents' briefing on the 30th.
The Daechi-dong Eunma Apartment was completed in 1979, consisting of 4,424 units in 28 buildings. Discussions on redevelopment have been ongoing since 1996, and after receiving approval from the promotion committee in 2003, the association was established. Following prolonged legal disputes within the association, the legal risks were resolved in August last year, leading to the commencement of changes to the maintenance plan.
According to the recently confirmed revised maintenance plan, the Eunma Apartment will apply a floor area ratio incentive for transit-oriented development of up to 320%. It will be reborn with a maximum of 49 floors and 5,962 units.
The plan established earlier in 2023 included a floor area ratio of 300%, planning to construct a maximum of 35 floors and 33 buildings with 5,778 units, but by applying a higher floor area ratio, 184 more units will be built. There will be 891 public rental units and 122 public sale units.
It is also reported that plans to install a rainwater retention tank within the complex are included. The revised plan is expected to include arrangements for placing a park along the route of the GTX-C line that crosses the complex and adjusting the location of commercial facilities.
The association will subsequently proceed with procedures such as obtaining project implementation approval, selecting a contractor, and obtaining permission for management disposal. According to the Ministry of Land, Infrastructure and Transport's real transaction disclosure system, a transaction for an 84㎡ apartment on the 5th floor of Eunma Apartment was made for 3.55 billion won on the 21st of last month. A transaction for a 76㎡ unit on the 9th floor was made for 3.02 billion won on the 29th of the same month.
