A maintenance plan to reconstruct the last remaining 1st to 3rd complexes in Mok-dong, Yangcheon-gu, Seoul, into a new apartment complex with 10,238 units has been unveiled.
The Mok-dong reconstruction is characterized by all complexes transforming into high-rise (49-story) apartments. Once the redevelopment is completed, the Mok-dong area is expected to be reborn as a residential complex with up to 49 stories and about 47,000 units.
According to Yangcheon-gu on the 10th, the current Mok-dong New Town, consisting of 14 complexes with a total of 26,629 units, will be reborn as a new city with 47,360 units through reconstruction. The maintenance plan for Mok-dong 1st to 3rd complexes disclosed by the district states that Mok-dong 1st complex will increase from the existing 1,882 units to 3,500 units, Mok-dong 2nd complex from 1,640 units to 3,415 units, and Mok-dong 3rd complex from 1,588 units to 3,323 units. The maximum height will rise from the existing 15 stories to 49 stories.
Mok-dong 1st to 3rd complexes are situated near water and green spaces, such as Anyangcheon and Paris Park, and are located in proximity to schools and central commercial areas. In particular, as Mok-dong 1st to 3rd complexes belong to the second general residential area, the acceleration of reconstruction has taken place due to the consolidation of open green spaces. A green corridor from the upper park of the National Assembly Road to Anyangcheon will be created, connecting 8 to 15 meters wide green spaces along Mok-dong Seoro (1.5 km) and Mok-dong Jungang Road (2.4 km), forming the urban forest path called “Mok-dong Greenway.”
The district plans to apply for the designation of the maintenance district to the Seoul city government within the first half of the year following the collection of residents' opinions, hearings of district council opinions, and rapid integration planning advisory meetings.
The Mok-dong apartment maintenance project has been gaining momentum since last year. With the disclosure of the maintenance plan for 1st to 3rd complexes, the overall blueprint for the redevelopment of all 14 complexes has become clearer. Starting with the 6th complex in August last year, maintenance districts for a total of five complexes, including the recent 8th, 12th, 13th, and 14th complexes, have been designated. Yangcheon-gu aims to designate maintenance districts for all complexes within this year.
