The Seoul Metropolitan Government announced on the 9th that it will begin establishing rapid integrated planning and public maintenance plans targeting urban maintenance areas starting this year. Rapid integrated planning is a policy that supports the prompt advancement of projects from the planning stage.
Urban maintenance-type redevelopment is a maintenance method aimed at restoring and revitalizing urban functions in commercial areas. After establishing public maintenance plans regarding land use, infrastructure, and building density, private businesses will develop detailed architectural plans for each unit of the project.
Considering the expansion of urban maintenance areas in the 2030 basic plan for urban and dwelling environment maintenance, rapid integrated planning will also be applied to urban maintenance-type redevelopment. It is expected that new maintenance plans can be proposed, considering the complexities of urban center functions, the creation of green ecological urban areas, the realization of mixed-use cities, and changes in historical and cultural heritage policies.
The Seoul Metropolitan Government envisions setting executable project units and usage plans through specific development simulations while securing motivation for private sector participation through incentive plans reflecting regional characteristics. To ensure rapid advancement, it will simplify procedures by applying 'Fast-Track' for rapid integrated planning.
