In the first quarter of this year, the apartment complex that drew the highest interest from dwelling seekers was the 'Olympic Park Foreon' located in Dunchon-dong, Gangdong-gu, Seoul.

According to the apartment information platform 'Hogangnono' operated by the proptech corporation 'Zigbang', the complex with the highest monthly visitor count in the first quarter of this year was the 'Olympic Park Foreon'. The total number of visitors reached 155,884. Olympic Park Foreon is a complex with 12,032 dwellings, rebuilt from the Dunchon Jugong Apartments.

The second-highest visitor count was for the 'Sae Saem Maeul 7 Complex Hillstate Sejong River Park' located in Sodam-dong, Sejong City. A post-registration for the unranked application to recruit residents for three remaining dwellings was held on Feb. 6 and 7, drawing 139,480 visitors. It was able to be listed at the bidding price from when it was supplied in 2017, creating significant capital gains expectations, and received high interest due to the absence of transfer restrictions and residence obligations.

In March, the 'Hillstate Gwanggyo Central Station First' (with 105,728 visitors) and 'Buk Suwon Xi Lexvia' (with 91,450 visitors), which underwent unranked applications in Suwon, Gyeonggi Province, ranked fifth and seventh, respectively, in visitor count. As unranked application participation for homeowners will be restricted starting in May at the earliest, it appears that dwelling seekers are flocking for a last opportunity before the policy reform.

Interest in related complexes increased as the land transaction permission area (land use regulation) was deregulated and reassigned from February to March. Starting in February, 'Jamsil Els' (ranked sixth) recorded 104,940 visitors, entering the rankings.

There is also a trend of interest shifting to areas relatively free from land use regulation, such as Gangdong and Mapo. The 'Mapo Raemian Prugio' in Mapo District, Seoul, newly entered the rankings, recording a final count of tenth (with 71,627 visitors). The Goddeok Gracium in Gangdong District also recorded 76,051 visitors, ranking ninth.

Kim Eun-sun, head of the big data lab at Zigbang, noted, 'In the first quarter of this year, price competitiveness and whether policies are beneficial were key factors in complex selection in the application market, particularly highlighting the market's changing interest in complexes due to the deregulation and reassignment of land use.' She added, 'A strategic approach considering price competitiveness and regulatory risks is becoming increasingly important.'
