Ilsin Construction noted on the 17th that it plans to sell "Wonjong Humanville Clatz" in Wonjong-dong, Ojeong-gu, Bucheon, Gyeonggi Province, in April.
"Wonjong Humanville Clatz" consists of four buildings with two basement levels and 15 above-ground floors, offering exclusive areas ranging from 46 to 59 square meters and a total of 255 units. It is characterized by supplying predominantly small-sized units. The number of units by type is ▲ 46㎡ 54 units ▲ 47㎡ 40 units ▲ 59㎡A 51 units ▲ 59㎡B 68 units ▲ 59㎡C 42 units.
The area where the complex will be built, Wonjong District, is expected to benefit from development effects due to its proximity to the Daejang New Town, part of the third new town project, and the Ojeong Military Base redevelopment site. Upon completion, this area is set to become a mammoth residential town with over 26,000 units and a planned population of about 58,000.
Additionally, the Wonjong District is about 650 meters away from Seoul, showcasing impressive accessibility to the capital. It takes about 40 minutes by vehicle from Nowon or Eunpyeong Districts to major business districts like Yeouido (YDB) and Jongno (CBD), but it is just 20 minutes to Yeouido, 30 minutes to Jongno, and 10 minutes to Magok from the Wonjong District.
"Wonjong Humanville Clatz" is just a single bus stop away from the express bus system (BRT) station, reaching Hwagok Station on Line 5. When using Wonjong Station on the Seohae Line, one subway stop allows for transfers to Line 5, the Airport Railroad, and Gimpo Gold Line at Gimpo Airport Station.
Furthermore, the Daejang-Hongdae Line (planned), which connects Daejang New Town, Wonjong Station, and Hongdae in Seoul, is set to break ground this year, improving commuting conditions to Seoul. Once this route opens, travel time to Hongdae will be reduced to around 20 minutes.
Right in front of the complex is Wonil Elementary School, and within an 800-meter radius are Deoksan Middle School and Wonjong High School. Residents can also enjoy the convenience facilities of the existing Ojeong-gu living area.
The complex is adjacent to a planned park and is located close to Ojeong Great Park, which features a synthetic turf soccer field covering about 50,000 square meters.
Meanwhile, Bucheon, where the complex is located, has been found to have a shortage of supply. According to Real Estate R114, the ratio of sale units to household numbers in Bucheon (2014-2024) is 7.1%, the lowest in Gyeonggi Province. The expected number of units to be occupied from this year to 2027 (3,692 units, excluding pre-application for the third new town) is at half the level of 7,117 units from 2022 to 2024.
