The consortium of Lotte Engineering & Construction and GS Engineering and Construction announced on the 16th that it has won the redevelopment project for the Sang-gye 5 district in Nowon-gu, Seoul. The total project cost is 709.4 billion won.
The Sang-gye 5 redevelopment promotion area housing redevelopment project association held a general assembly the day before and selected the Lotte Engineering & Construction and GS Engineering and Construction consortium (hereinafter referred to as the Hi-Five project team) as the construction company. This redevelopment will create 14 buildings with 39 floors above ground and 3 floors below ground, comprising 2,016 dwellings in the area of Sang-gye-dong, Nowon-gu, Seoul.
The Sang-gye 5 district is located in a station area adjacent to Bulamsan Station (formerly Dangogae Station) on Line 4 of the Seoul Metropolitan Subway. It is adjacent to the Gyeonggi Province First Circular Highway and the Eastern Bypass Road, providing excellent access to downtown Seoul and the metropolitan area. The opening of the Dongbuk Line light rail and the GTX-C line is also expected to improve transportation conditions.
Nearby are Shinsang-gye Elementary School, Deokam Elementary School, Jae-hyun Middle School, and Cheongwon High School within walking distance, as well as Junggye-dong, the largest academy district in Gangbuk. It also has living infrastructure such as Lotte Department Store Nowon Branch, Lotte Mart Junggye Branch, and Sang-gye Baek Hospital.
The Hi-Five project team reduced the number of the existing 21 buildings to 14 and increased the maximum height to 39 floors to secure distance between buildings. A central plaza with an area of 4,500 pyeong will be placed in this space.
High-end community facilities, such as a sky lounge, sauna, and library, will also be created. The exterior design plans to apply a curtain wall look and vertical design.
A representative from Lotte Engineering and Construction said, “The Hi-Five project team proposed an innovative design plan containing differentiated value to complete the Sang-gye 5 district redevelopment project as the top landmark in the Gangbuk area,” adding, “We plan to pour our technical capabilities and know-how into fully completing the Sang-gye 5 district as a landmark complex in the Gangbuk area.”
