In Gangnam District, Seoul, the last puzzle of the Gaepo reconstruction, known as Gyeongnam, WOOSUNG 3, and Hyundai 1 APT. (Gyeongnam, WOOSUNG, Hyundai), will be reborn as a large complex with 2,320 units through integrated reconstruction.

On the 18th, the Seoul city government announced that during the first urban planning committee meeting held on the 17th, the authority subcommittee reviewed and approved amendments to the reconstruction district and plan for the integrated reconstruction in Gaepo (Gyeongnam, WOOSUNG 3, Hyundai 1 APT.).

Among these APT., the Hyundai 1 APT. was designated as a reconstruction district in 2017, but to establish an integrated infrastructure and efficient building plan, it was decided to pursue integrated reconstruction as one complex with the residents of the adjacent WOOSUNG 3 APT. and Gyeongnam APT.

With changes to the reconstruction plan, a total of 2,320 dwellings, including 365 public housing units, and community facilities will be newly built while maintaining a building coverage ratio of less than 50% and a floor area ratio of less than 300%.

Through the integrated development, a three-dimensional pedestrian bridge along the Yangjaecheon River will be created to connect the Dogok living zone and the Gaepo living zone. There will also be a north-south pedestrian path within the complex, and efforts will be made to promote walking from Yangjaecheon to DAEMO Mountain. Additionally, the development will complement its surroundings by incorporating waterfront and green spaces, creating an eco-friendly community.

During the meeting the previous day, the designation of the reconstruction district and the revised plan for the 'Housing Maintenance Redevelopment Project' in the area of 685 Banghak-dong was also approved. The designated area is set to be upgraded from a Type 2 (7-story) residential area to a Type 3 residential area, leading to a maximum of 31 stories, 13 buildings, and 1,650 units, including 229 rental units.

This proposal incorporates newly improved project viability measures that were included in the amended '2030 Urban and Residential Environment Maintenance Master Plan' from September last year. The effective floor area ratio of the maintenance plan was significantly raised from 217.85% to 270.17% by applying viability correction coefficients. Consequently, the number of units available for sale will increase by 140, from 1,211 to 1,351, resulting in an estimated average contribution of about 130 million won per member.

Additionally, the designation and the revised plan for the 'Housing Maintenance Redevelopment Project' in the area of 855-1 Daelim-dong (Daelim District 1) were also approved. By applying eased allowable floor area ratio, the project secured its viability and is expected to transform into a residential complex with 1,026 units, including 158 rental units, under 35 stories.

The decision and designation regarding the 'Housing Maintenance Redevelopment Project' in the area of 19 Cheongnyangni-dong were also approved. A total of 843 units, including 166 rental units, will be supplied, and the floor area ratio has been increased from 250% to 268.20%. This project is the first case of a housing maintenance redevelopment project promoted under the rapid integrated plan in Dongdaemun District.

The Seoul city government also convened the first urban planning committee subcommittee the previous day, approving the designation and plan for the 'Long-term rental housing urban maintenance redevelopment project near Daebang Station.' Within Yeongdeungpo District, Seoul, a residential complex of up to 43 stories and 654 units will be constructed. In the designated area of 1358 Shin-gil-dong, both residential and long-term rental housing will be supplied according to the 'Operational Standards for Long-term Rental Housing Construction.'
