Seoul City announced on the 24th that it passed the integrated review of four management plans for Moa Town and Moa Housing at the second small-scale housing maintenance integrated review subcommittee held on the 23rd.
In the neighborhoods of Myeonmokbon-dong in Jungnang District, Seongnae-dong in Gangdong District, Jeongneung-dong in Seongbuk District, and Huayang-dong in Gwangjin District, a total of 1,919 units of Moa Housing (including 333 rental units) will be supplied. Moa Town is a project to consolidate and redevelop small-scale low-rise residential areas within 100,000 square meters where large-scale redevelopment is difficult.
The agenda that passed this review includes ▲Moa Town in Myeonmokbon-dong 63-1 area ▲517-4 area in Seongnae-dong, Gangdong District ▲385-1 area in Jeongneung-dong, Seongbuk District ▲32-12 area in Huayang-dong, Gwangjin District, management plan for Moa Housing.
The area around Myeonmokbon-dong 63-1 in Jungnang District has dead-end roads and is densely populated with old single-family homes and semi-basements. A total of 1,656 dwellings (including 294 rental units) will be provided across four Moa Housing sites. This plan increases the number of units from the previous plan (1,577 units) by 79.
The land use area has been upgraded from secondary to tertiary general residential area. The plan includes a strategy to connect the adjacent Moa Town (Myeonmokbon-dong 297-28) and redevelopment area (Myeonmok-dong 69-14 rapid integrated planning) while improving traffic conditions and pedestrian environments. There are also plans to widen the road widths of Yongmasan-ro 81-gil, Gyeomjae-ro 54-gil, and Myeonmok-ro 56-na-gil.
The Moa Housing plan for the area of 517-4 in Seongnae-dong, Gangdong District includes a building with two basement floors and 14 above-ground floors, providing 87 units (including 9 rental units) by 2027.
The plan applied easing of floor area ratio related to the construction of rental housing (200%→226%), relaxation of building height restrictions within the secondary general residential area (7 floors→14 floors), and easing of public space and landscaping regulations. A 1.5-meter sidewalk has been created utilizing the public space within the site, and community living facilities have been arranged.
In the area of 385-1 in Jeongneung-dong, Seongbuk District, three buildings will be supplied, consisting of two basement levels and 15 above-ground floors, providing 136 units (including 22 rental units). Easing of floor area ratio related to the construction of rental housing (200%→240%), relaxation of building height restrictions within the secondary general residential area (7 floors→14 floors), and relaxation of building regulations have been applied.
This area is a key scenic management zone near Bukak Mountain and requires landscape review. The design involves a three-dimensional plan for low-rise and high-rise mixed buildings to achieve harmony with the surrounding area while ensuring openness.
In the area of 32-12 in Huayang-dong, Gwangjin District, adjacent to Children's Grand Park Station (Line 7), a single building with one basement floor and 11 above-ground floors will provide 40 dwellings (including 8 rental units).
The site, located within the secondary general residential area (7 floors or less), passed the building review in June 2023. However, due to low profitability, there were difficulties in selecting a construction company, leading to another integrated review this time.
Easing of floor area ratio related to the construction of rental housing and relaxation of building height restrictions within the secondary general residential area have been applied.
