Actress Seo Hyun-jin applied for auction directly after failing to receive her deposit of 2.6 billion won.
According to information from the Supreme Court and court auction sources on the 3rd, the Seoul Central District Court issued a decision to commence forced auction on April 14, regarding the dwellings in Cheongdam-dong, Gangnam-gu, Seoul, where Seo Hyun-jin resided as a tenant.
The villa is close to Cheongdam Neighborhood Park. It has an area of 135.74㎡ (about 41 pyeong), comprising three bedrooms, three bathrooms, and a rooftop terrace, structured as a duplex penthouse. It received usage approval in November 2012.
Earlier, Seo Hyun-jin signed a lease contract for the villa with a deposit of 2.5 billion won in April 2020. When the contract expired in 2022, she signed a new contract for 2.625 billion won, which was an increase of 125 million won. However, it is reported that the owner of the villa has not returned the deposit despite the two-year contract term expiring on April 2024.
On September 12 of the same year, Seo Hyun-jin completed the registration of her leasehold rights through the court and vacated the house to initiate forced auction procedures. The appraised value of the dwellings is 2.874 billion won, but after one failed auction, the minimum bid price has dropped to 2.299 billion won. The next auction is scheduled to take place on the 17th.
For Seo Hyun-jin to recover the full amount of her deposit, the successful bidder must offer an amount exceeding 2.6 billion won. Given the current real estate market conditions, analysis suggests it will be difficult for Seo Hyun-jin to avoid a loss.
